Will it teach me real psychic powers?

No, because nobody has them. Mentalism is a performing art that creates the experience of mind reading through psychology, observation, memory and method. The guide teaches you how to create that experience for an audience, honestly.

Do I need any special props?

No. The routines in the guide use ordinary objects such as books, cards, paper and pens, so you can perform them anywhere without buying anything first.
